Our Story

Varden Capital Properties (VCP) was founded in 2011 with the objective of acquiring undervalued real estate, repositioning the asset and creating positive returns for its investors. VCP prides itself on its unique ability to better manage and renovate at lower costs while minimizing risk, providing full transparency and maintaining strategic relationships. Headquartered in Atlanta, GA, its founding managing partner is Trace McCreary, an investment expert with more than 20 years of experience. VCP has acquired more than 120 apartment complexes with more than 23,000 units in the last 10 years, developed over 1,400 apartment units in the last 4 years and is currently developing approximately 6,500 additional apartment units. Geographical exposure primarily in the Southeast (Georgia, Carolinas, Tennessee, Florida, Alabama, Mississippi) and Texas.

Our variety of investment vehicles and strategies caters to a diverse group of capital partners and institutional investors, and we leverage extensive industry relationships to acquire real-time market intelligence. Our goal is to maximize investment returns by ensuring an appropriate capitalization structure, while focusing on optimal property performance.

VCP has developed, acquired and renovated a combined 25,000+ multifamily units in garden, mid-rise, and mixed-use developments. The communities are known for their contemporary architecture, resort style features and condo level finishes. The properties are constructed with every consideration to the future resident and are built to the standards of today's most progressive market- rate rentals. The Sponsorship Team completes in-depth market analysis before product design and as a result realizes the most competitive rental rates within their submarkets.

The key team members have experience with complex projects including infill, adaptive re-use, assemblage, new construction and mixed-use. This experience has resulted to the development, acquisition and renovation of some of the most prestigious communities in the area.
